Who is the project team?

Beverly Hills Land Company, purchased in late 2014 by Lyn Konheim and Bob Barth. These longtime Beverly Hills families have deep roots in this community, a broad history of philanthropy here and are dedicated to preserving our city’s future. Andy Cohen, Co-CEO of world-renowned architectural firm Gensler, serves as lead architect on the project.

Where is the project site?

9220 N. Santa Monica Boulevard (commonly referred to as Lot 12). The site is bounded by Santa Monica Blvd to the north, Civic Center Dr. to the west and south, and Beverly Blvd to the east.

Is this project environmentally friendly?

Yes, the innovative green design will minimize energy use and its carbon footprint, achieving "LEED Gold" status. A full acre of the 2.49 acre project site will be lushly landscaped open space.

How will the project’s design complement the surrounding neighborhood?

This architecturally significant design will transform a long vacant site into an eastern gateway befitting Beverly Hills, with distinctive and timeless individual buildings that create cohesion, variety, rhythm, and flow.

The boutique scale of this design fits seamlessly into the Civic Center commercial area, with a low floor area ratio of only about 1.05 and heights of only three and four stories.

This vision will complete Civic Center Drive as an entertainment district, creating a lushly landscaped walkway on the north side of the street and serving as a buffer for the existing businesses to the south from the traffic noise from Santa Monica Boulevard.

What entitlements are Beverly Hills Land Co. applying for?

The project’s primary approvals are a Specific Plan to establish key development standards and a Development Agreement to memorialize public benefits. Beverly Hills Land Co. has also applied for associated Master Streets Plan, zoning map and text, and General Plan amendments, and a vesting tentative tract map.

What are the proposed building heights?

Building heights will range from 52 to 60 feet.

What is the construction timeline?

Project construction is anticipated to commence in 2022 and be completed in 2024.

Will the public have the opportunity to provide feedback?

Will an environmental impact report (EIR) be prepared?

The City’s outside consultant Dudek has begun preparation of a comprehensive Environmental Impact Report. It will be ready for public review by the Fall/Winter of 2021. The City review and approval process can take up to two years, with multiple public hearings held by the Planning Commission and by the City Council.

What are the traffic and parking impacts?

The EIR will study traffic impacts. However, both directions of traffic will remain open on Civic Center Drive during construction. Parallel parking on the south side of the street will remain functional during and after construction. The project’s new parking will not only replace street spaces that will be removed from the north but will also offer an excess of parking available to the public.

What will happen to the Beverly Hills Farmers Market?

The Beverly Hills Farmers Market will also remain open during and after construction.

Is there a need for more office space?

These creative offices will attract and retain prominent entertainment and media companies and help stem the loss of these businesses to neighboring cities. These companies will support existing local businesses and generate substantial tax revenue for the city, supporting vital public services including first responders.

What, if any, public benefits are being offered?

Beverly Hills Land Company proposes to convey ownership to the city of more than 2½ acres of land, which includes the triangle median on Santa Monica Boulevard at Doheny Drive, along with Lot 13, which is proposed as a unique public park.

Are there any contamination concerns?

There is some contamination in the soil from former railroad operations. An ongoing process from a state environmental and health agency will result in the land being cleaned up to applicable regulatory standards at no cost to the city.
